From structural alteration and renovation through to refined interiors and a renewed exterior, this project documents the journey from construction site to completed home.
01. OVERVIEW & BRIEF
The homeowners wanted to comprehensively re-plan and modernise their detached Cuffley property, replacing cellular rooms with expansive open-plan family living while significantly upgrading the front elevation, roof profile, and thermal performance.
02. PROPERTY CHALLENGE
Opening up the ground floor required substantial temporary propping and multi-span structural steelwork while coordinating external groundworks, front extension masonry, and roof structure modifications in a single sequenced programme.
03. ORAMA SCOPE
We sequenced the build from heavy enabling works and foundation excavation through structural RSJ steel installation, masonry blockwork, roof framing, first-fix mechanical and electrical upgrades, floor screeding, and high-specification interior and exterior finishes.
04. PLANNING & COORDINATION
Coordinated full architectural drawings, structural engineer steel calculations, and staged Building Control inspections from foundation trench sign-off through to final completion certification.
EXECUTION STAGES
Sequenced by Costas Joannides to ensure structural integrity, tidy site coordination, and seamless transitions between trades.
Controlled strip-out, rear opening formation, external excavation, and foundation trench preparation.
Installation of heavy RSJ steel beams, temporary structural propping, blockwork masonry, and front extension roof framing.
First-fix plumbing and electrical routing, stair and internal opening alterations, and insulated subfloor preparation.
Open-plan kitchen installation, interior decoration, external access paving, and completed front elevation.
