Kitchen & bathroom refurbishment
A reworked kitchen layout and a rebuilt family bathroom in a 1930s semi, delivered as one programme so the household was disrupted once rather than twice.
01. OVERVIEW & BRIEF
Client brief
The homeowners wanted to replace a dated, awkward kitchen and a tired family bathroom directly above it. Rather than enduring two separate building projects, they asked us to re-plan and rebuild both rooms in one coordinated schedule.
02. PROPERTY CHALLENGE
Property challenge
Both rooms relied on ageing, low-pressure pipework and uneven timber subfloors. Re-positioning the sink, appliances, bath and walk-in shower meant re-routing waste falls and upgrading the electrical consumer unit while the family remained in the house.
03. ORAMA SCOPE
Scope & approach
We sequenced the dirty strip-out and shared first-fix plumbing and electrical risers across both floors simultaneously, levelled and tanked the substrates, and then completed the bathroom tiling and kitchen cabinetry installation back-to-back.

Planning & design coordination
Coordinated cabinetry CAD elevations, stone worktop laser templating, and Part P electrical and Building Regulations plumbing certification.

Removing old units and sanitaryware, exposing floor voids, and renewing shared water feeds, wastes, and wiring.

Subfloor Prep & Tanking
Strengthening and levelling timber subfloors, installing wet-area tanking membranes, and plastering walls.

Cabinetry & Stone Templating
Fitting kitchen carcasses and shaker doors, laser-templating quartz worktops, and tiling the bathroom.

Second-Fix & Commissioning
Installing brass tapware, freestanding bath, integrated appliances, testing circuits, and final handover.
